What to Expect

We will capture every property from the most optimal angles, and in the most flattering light. In short, we showcase a property in the best possible way.

Disclaimer: Some of our staff enjoy watching HGTV and preparing Pinterest boards filled with home décor ideas. However, we leave staging and housecleaning to the professionals. A good eye for photography does not always translate to a good eye for interior design. Excluding the occasional need to shift an item to allow enough room to take the best shot, our photographers shoot spaces as they appear upon arrival.

We Do Not

  • Move or rearrange furniture
  • Declutter or move items out of frame
  • Wait to begin shooting, to allow for final touchups or cleaning
  • Reshoot previously photographed rooms to allow for restaging
  • Make staging or cleaning suggestions
  • Move personal items or bathroom products
  • Wipe down surfaces
  • Close toilet lids

For the Homeowner

  • Declutter as much as possible – less is truly more
  • Turn off all computers and televisions
  • Make all beds
  • Remove non-essential items from all countertops
  • Depersonalize wherever possible
  • Open curtains, shades/blinds
  • Hide bath products and personal items
  • Vacuum and wipe down surfaces
  • Don’t forget about the exterior (hide trashcans, yard toys, rake leaves, etc.)
  • Park vehicles inside a garage or off-site
  • Coordinate a plan for pets – if they are in the home, they will be in the photos

For the Agent

  • Ensure the entry instructions you provided are still accurate (i.e. someone will be there, SentriLock or Lockbox combinations).
  • Follow up with the sellers to make sure the property will be ready for photography on time – unfortunately the photographers sometimes have a tight schedule and delays may result in a cancellation of your appointment.
  • Coordinate a plan for pets – if they are in the home, they will be in the photos
  • Park vehicles inside a garage or off-site

For the Homeowner

  • Curtains, shades and blinds should be fully opened
  • Turn on ALL interior and exterior lights
  • Flood lights & motion lighting should be turned off if possible
  • Replace any bulbs that are not in working order (prior to appointment)
  • Turn off all computers and televisions
  • If you have a fire feature, light a fire
  • If you have a pool, remove pool cleaners & turn lights/water features on
  • Park vehicles inside a garage or off-site

For the Agent

  • Ensure the entry instructions you provided are still accurate (i.e. someone will be there, SentriLock or Lockbox combinations). We encourage Realtors arrive 30 minutes early to guarantee an on-time start.
  • Follow up with the sellers to make sure the property will be ready for photography on time – Twilight photography is extremely time sensitive. The slightest delay may cause the photographer to miss the best lighting for your shoot.
  • If homeowners would like to be present, coordinate a plan for them to relocate to a room of the house without windows during the appointment.
  • Park vehicles inside a garage or off-site

For the Homeowner

For the Agent

  • Ensure the entry instructions you provided are still accurate (i.e. someone will be there, SentriLock or Lockbox combinations). We strongly advise that the property to remain vacant for the duration of this appointment.
  • Follow up with the sellers to make sure the property will be ready for photography on time – unfortunately the photographers sometimes have a tight schedule and delays may result in a cancellation of your appointment.
  • Coordinate a plan for pets – pets should be crated and/or restricted to a room that will not be captured
